£1m estate goes on the market

A historic sporting estate in Northamptonshire is on the market, with the seller considering offers in excess of £1million.
Staverton Estate, a popular venue for country pursuits which includes the principal source of the River Nene, is up for sale on the open market with property consultants Carter Jonas.

The west Northamptonshire business, which can command £1,000 from each visitor for just one day's shooting, stretches over 206 acres and includes the highest land point in the county.

Katie Turner, a consultant with Carter Jonas, said the already-popular estate had untapped potential.

She said: "We are delighted to be offering the Staverton Estate on the open market. Whilst it is a very successful commercial concern and has been hugely popular with shooting enthusiasts over the years, it also has tremendous potential for other leisure uses.

"Highway access to the estate is excellent, and there is a good concrete road running from one end of the estate to the other.

"Apart from shooting and fishing a number of different leisure pursuits could easily be developed on the estate, subject to the necessary planning consent being gained."

Offers in excess of £1million will be considered by the agents for the estate, which includes the 225-metre summit of Arbury Hill, the highest point in Northamptonshire.

Other features include woodland, a 1.2 acre lake, two ponds and a shoot room, as well as modern agricultural buildings and a red brick barn in need of renovation.

The shooting season takes place at the estate between October and February, with game including pheasant and duck.

An average day's shooting costs £8,000, for the hire of eight guns. Hiring a gun for a season, based on 10 days and averaging 300 birds each day, would be between £8,500 and £10,000 a year.
